Extell Development Company and Hilton have announced the signing of the Waldorf Astoria Deer Valley Resort and Residences, a new ski-in, ski-out property slated to open in 2028. The development will be situated within the Deer Valley East Village in Park City, Utah, marking the brand’s entry into the first major alpine ski resort developed in North America in over four decades.
Construction on the site officially commenced in May 2025.
Designed by the architectural firm Kohn Pedersen Fox with interiors by AvroKO, the property will be located adjacent to the Green Monster, Deer Valley’s newly established longest ski run. The development will comprise two towers featuring 132 hotel keys and 105 branded residences available for purchase.
The residential offerings, ranging from 1,099 to 5,155 square feet, include one- to six-bedroom configurations. These are divided between 56 hotel residences situated above the hotel and 49 private residences located in a standalone tower. All units will offer unobstructed views of Bald Mountain, Hail Peak, and Park Peak.
Luxury Amenities and Services
The resort aims to provide a robust suite of amenities for both hotel guests and residents. Key features include:
- A 15,000-square-foot spa equipped with treatment rooms, thermal features, and a snow room.
- A fitness center, ski valet, and concierge services.
- A resident’s pool deck facing the Green Monster run, an indoor lap pool, and an outdoor pool and hot tub cantilevered over the ski run.
- Dining: Multiple restaurants and bars, including the brand’s signature Peacock Alley.
- Meeting Space: 11,300 square feet of event space, including a 5,200-square-foot ballroom.

Strategic Expansion in Deer Valley
The Waldorf Astoria is the second Hilton property announced for the East Village; a Canopy by Hilton is scheduled to open this summer near the Jordanelle Express Gondola.
The development is part of a massive expansion for Deer Valley Resort, which has doubled its skiable terrain. The resort now encompasses over 5,726 acres, 37 chairlifts, and 238 runs, cementing its status as one of North America’s largest ski resorts.
