Marriott International’s St. Regis Hotels & Resorts is carving out new territory at the very top of its portfolio with the debut of St. Regis Estates, an ultra-exclusive brand expression designed for legacy properties with historic significance, sweeping grounds and deep cultural resonance. The new tier aims squarely at the growing demand for residential-style luxury and long-stay, heritage-driven escapes.
Positioned as a throwback to the Astor family’s country-estate ideal — but interpreted for today’s high-end traveler — St. Regis Estates will focus on hotels defined by “significant history, expansive grounds, and extraordinary amenities.”
Brand leadership says the strategy builds on traveler appetite for experiences rooted in place, lineage, and architectural grandeur.
“For the Astors, the founding family of the St. Regis brand, the ultimate luxury was retreating from the city to their country estates, where time with loved ones could be savored with exquisite ease amid settings rich in heritage and a rare sense of belonging,” George Fleck, senior vice president and global brand leader of St. Regis Hotels & Resorts, said in a statement. “That ideal profoundly resonates with today’s luxury traveler. With St. Regis Estates, we honor that legacy by celebrating each estate’s origins and creating escapes that bring people together to embrace beauty, connection, and the simple pleasure of slowing down. Each estate is chosen for its narrative power, architectural character, and expansive, cinematic setting, offering a more enchanted and deeply residential resort experience.”
The first-ever St. Regis Estate will debut in 2027 at The Resort at Pelican Hill, A St. Regis Estate, marking a new chapter for the storied Newport Coast property. The 500-acre enclave — already known for its Mediterranean architecture, panoramic Pacific views and residential-style Bungalows and Villas — is undergoing a comprehensive transformation ahead of its rebrand.
Upgrades include a reimagining of all accommodations with new interiors, refreshed Tom Fazio-designed golf courses, and the introduction of a chef-driven culinary concept, along with a new Signature Bar and Lobby. Key estate-only touchpoints will include Butler Service and hallmark St. Regis rituals such as Afternoon Tea and Sabrage, all interpreted with a Southern California sensibility.
Additional enhancements span a renewed Coliseum Pool, a Roman-style colonnade anchoring The Spa, the new Bella Vista Pool Caffè and Social Club, and an elevated Villa Clubhouse catering to extended-stay guests. A reimagined bar inspired by the famed King Cole Bar will feature a commissioned mural celebrating Pelican Hill’s unique sense of place.

We are proud that Pelican Hill will set the tone for the Estates collection, each hotel distinct in its history yet united by the same spirit of elegance, warmth, and care.”
As St. Regis continues expanding globally, particularly in leisure-heavy destinations, the Estates tier positions the brand to compete more directly with the highest end of the luxury landscape, where heritage, privacy and narrative-rich settings increasingly define value for ultra-high-net-worth travelers and their advisors.
