One&Only to Open Ultra-Luxury Resort on Fiji’s Yasawa Islands

Kerzner International Holdings has announced plans for its first One&Only resort and private homes in Fiji, marking a milestone expansion for the ultra-luxury brand in the South Pacific. Developed in partnership with BSP Life Fiji, the new project will rise on Nacula Island in the Yasawa Islands archipelago and is set to open in 2029.

Private Homes will go on sale this November, giving affluent buyers early access to a collection of 20 exclusive residences designed to merge high-end comforts with the brand’s signature hospitality.

“Fiji has long been a coveted addition to our global portfolio, and we’re thrilled to introduce this remarkable location to One&Only’s discerning guests,” Kerzner CEO Philippe Zuber said in a statement. “Unlocking this destination aligns perfectly with our strategic growth in the Asia-Pacific region and reinforces our distinctive approach, continually elevating our commitment to delivering exceptional experiences, all while showcasing the warmth and hospitality of the Fijian spirit on a global stage.”

A Landmark Investment in the Yasawas

The project underscores Fiji’s increasing visibility as both a luxury destination and an attractive market for international investment. BSP Life, one of Fiji’s leading institutional investors, is partnering with Kerzner to bring the project to life as part of its evolving growth strategy.

“This is another pivotal moment in our growth journey,” Michael Nacola, managing director of BSP Life Fiji, said in a statement. “Our investment portfolio has evolved significantly in the last decade, driven by disciplined, strategic partnerships, and partnering with Kerzner on this exciting venture ushers in a new era of collaboration between a renowned leading global hospitality brand and a prominent South Pacific institution. The benefits from this catalytic investment including job creation, skills development and growth in the tourism industry underscores our commitment to championing prosperity for the South Pacific. Kerzner’s arrival also elevates Fiji’s posture as a prime investment destination on the global stage.”

Set on 127 acres of beachfront on Nacula Island, the development promises sweeping ocean vistas, pristine white sands and lush tropical flora. Accessible by seaplane in about 30 minutes from Fiji’s international airport, the setting combines seclusion with connectivity.

Design and Experience

“Guided by shared principles of respectful development and a deep commitment to preserving Fiji’s ancestral legacy, we are thrilled to partner with BSP Life on this landmark project,” Juan Aguilar, president of real estate at Kerzner, added in a statement. “Inspired by the spirit of Fiji, the design, character, and experiences of the resort and Private Homes will be infused with the soul of the islands.”

Plans call for 40 guest accommodations, ranging from rooms and suites to villas, alongside six culinary concepts and a Club One wellness center. Architecture will integrate traditional Fijian craftsmanship with contemporary design, prioritizing ecological sensitivity and minimal environmental impact. Al fresco living spaces and immersive cultural experiences will further root the project in the local environment.

Expanding the One&Only Footprint

The Fiji debut adds to a global pipeline of highly anticipated openings for Kerzner. Upcoming projects include One&Only Moonlight Basin in Big Sky, Montana (opening November 2025), as well as properties and private homes in Half Moon Bay, Antigua and New York’s Hudson Valley.

For Fiji, the arrival of this brand signals the entrance of a new tier of ultra-luxury travel, set to enhance the country’s appeal among high-value international travelers while deepening the integration of global brands into the Pacific’s tourism and investment landscape.

The Short Advisor Pitch

For advisors, this opening means a fresh ultra-luxury option in the South Pacific that combines resort accommodations with branded residences. Clients eyeing second-home ownership in a rarefied destination can act early with sales beginning this November, while leisure travelers will have a new resort option in 2029 to pair with broader Fiji itineraries. Positioning clients here taps into exclusivity, culture-rich experiences, and high-touch service in one of the Pacific’s most sought-after settings.
